As a real estate project management consultant, Etyo assists investors, users, owners, developers or local authorities in their real estate projects in all asset classes: logistics, industry, offices, managed residences, facilities, retail, housing, hotels, healthcare, schools, datacenters and in all types of real estate arrangements: project management / forward funding / property development agreement or delegated project management.

Etyo works as a programmer for public and private clients on the design of their facilities (schools, clinics, sports complexes, swimming pools, municipal buildings, etc.) and their real estate projects in the tertiary, commercial, residential or logistics projects.
Etyo has a 100% consulting team with specialists in all fields of expertise, allowing us to support a project owner in all the skills required to successfully complete an urban and real estate project.
- Feasibility Pre-program : analysis of the operation’s stakes, urban analysis of the site, assistance in the definition of the needs, global feasibility and presentation of several scenarios, estimation of the operation’s budget and planning for each scenario, comparison and assistance in the choice.
- Real estate or urban operation program: functional, technical, environmental and financial program
- Selection of the project manager (architects and design offices): drafting of the consultation specifications, assistance during the consultation, analysis report and help with the formalization of the contract
- Etyo’s project managers effectively lead and manage project meetings to ensure that the budget and schedule are respected.

TECHNICALdue diligence
Etyo assists investors who wish to acquire or dispose of real estate assets or portfolios with technical and environmental due diligence.
This operation involves employees specialized in construction auditing, real estate value creation and in environment issues. They analyze the pathologies of the building or portfolio, its compliance with applicable regulations, its safety, its soundness, its possible obsolescence and its energy performance.
They evaluate the necessary expenditures (CAPEX) for maintenance in the short, medium or long term. They can also study the possibilities of upgrading assets to market standards. The dedicated team travels in France and Europe.
- Documentary analysis: documents available in the dataroom, identification of missing documents, analysis of diagnostics and reports
- Visit of the asset: general examination of the building, visual observation of the equipment, examination of the level of maintenance, identification of anomalies
- Environmental audit, ICPE analysis if necessary, Tertiary Decree analysis, energy audit and ESG SRI analysis
- Estimation of CAPEX (cost of work): lessor expenses to be expected in 0-2/2-5/5-10 years
- Following these steps, Etyo provides, depending on the client’s needs: a Redflag report, a Due Diligence report as well as any energy or environmental report in synergy with the Etyo Green Insight teams.
- In the case of an existing project, the team can then monitor the deployment of CAPEX or even the rehabilitation project. For a development project, a real estate project management assistance mission can be proposed to follow the implementation of the work.
- Etyo also assists its clients : during the sale of an asset by proposing a vendor due diligence mission when a tenant leaves, by proposing a mission of dilapidation survey
